Are Changes Being Made to Our Covenants?

Changes cannot be made to the covenants without residents agreeing (by majority vote) to update them. There’s a formal process in place to allow for community-wide discussion and consideration before amendments are made.

It has come to the attention of the SCCE Board that a petition is being circulated by residents wishing to amend the covenants related to Article II: Section 1: Recreational Vehicles, Equipment & Machinery.

Individuals can initiate the amendment process, however, the petition currently being circulated is not being done at the request of the SCCE Board. Ideally, property owners wishing to propose changes to the covenants work with the Board and follow the established process.

The Board is actively addressing several issues that have been raised recently. Our goal is to work with community members over the summer and present potential amendments for community-wide discussion. In an effort to provide clarity and transparency, we’ve added details about the amendment process to the website on the Covenants page. Generally, these are the 6 steps that need to be followed:

  1. Proposal of amendment

  2. Meeting to discuss

  3. Voting

  4. Counting of the votes

  5. Approval of the amendment

  6. Recording & effectivity

Covenant Compliance: We Need Your Help

The Covenants Committee conducted a survey in the summer of 2022 to get input and feedback from residents on the covenants. A top concern was compliance. The Board’s goal in 2024 is to remind homeowners of their responsibility to comply with the covenants by identifying residents who are out of compliance and work with them to reach resolution.

Letters are currently being sent to homeowners in violation of the covenants or with repair or maintenance violations.

The Board does not desire to be a policing or enforcing entity. Our hope is that homeowners recognize the responsibility and take the necessary action to be compliant. Thank you in advance. Your cooperation will protect property values and ensure the most pleasant environment for all residents. 

Spring Clean Up: Saturday, May 18, 2024

Grab your gloves, drills, paintbrushes, rakes, and buckets, and bring the whole gang to the commons area to help with the Annual SCCE Spring Clean-Up Day!

Meet us at 9:00 a.m. at the picnic shelter for project assignments.

There are always plenty of projects–– and we’d love to see some new faces. Just an hour or two of your time will go a long way!

Crews are needed to help repair normal wear and tear and weather-damaged fences and buildings and to tidy up the grounds in general in anticipation of the summer season. This community effort keeps our development looking clean and fresh and is a great way to get to know your neighbors.

If you’d like to review the project list or discuss specifics in more detail, reach out to a board or committee member. They’ll make sure you get first dibs on the community beautification projects we have planned for this year.

Sign Up for Auto-pay Today!

SCCE residents can now pay HOA dues and water fees with the auto-pay option through Black Hills Federal Credit Union (BHFCU). You do not need an account with BHFCU to enable this feature.

The sign-up process is easy. Here’s how it works:

  1. Fill out the ACH Debit Authorization Form & attach a voided check

  2. Place completed documents in the SCCE mailbox as you would for your regular monthly dues

  3. Bookkeeping will set up your account with BHFCU’s secure system

  4. You will receive an invoice via email from bookkeeping at the beginning of the month detailing the amount owed which will be debited from your account

  5. Your account will be charged on the 12th of each month

An auto-pay option has been one of the top requests for years and the Board is pleased to provide this secure option to help make bill paying a little easier!

Moving In or Out of the Neighborhood?

If you are moving out of the neighborhood, PLEASE contact SCCE Bookkeeping and provide your closing date so we can verify your final water and HOA bill.
